Located along Yusuf Lule road, the RR Pearl Business Park Tower One officially opened its doors in August 2025. The launch was marked with traditional Havan prayers attended by family, friends, and well-wishers, symbolically blessing the beginning of what promises to be a transformative project in Kampala’s skyline.
Rising 19 storeys high, Tower One delivers 16 floors of premium office space, backed by three parking levels that can accommodate up to 360 vehicles. This debut is only the first step in an ambitious master plan involving ten towers, underscoring Sudhir Ruparelia’s long-term vision of building a modern business district that rivals regional commercial hubs.

The tower is designed with safety and productivity at its core. It incorporates a fully automated fire detection and sprinkler system, supported by a massive 145,200-litre water reserve. Each floor is also equipped with three fire extinguishers, while over 170 CCTV cameras, 24-hour surveillance, and strict access controls guarantee top-tier security.
Beyond safety, the building caters to occupant well-being and connectivity. Tenants enjoy access to a fitness centre, sauna, and dual high-speed fibre-optic internet connections with routes via both Kira Road and Yusuf Lule Road. This combination of wellness amenities and digital infrastructure enhances both productivity and comfort for businesses operating within the complex.
Importantly, the Pearl Business Park is also rooted in sustainability. The project embraces eco-conscious architectural practices, integrating optimized natural lighting, improved air quality, and the use of sustainable materials. This positions it as a potential benchmark for green building in Uganda, setting a new precedent for environmentally responsible commercial development.
Tower One also serves as the gateway to a much larger ecosystem. Future phases of the Pearl Business Park promise to introduce a five-star hotel, a modern shopping mall, and a state-of-the-art hospital. Together, these additions will create a dynamic urban hub where work, leisure, healthcare, and hospitality seamlessly coexist within a single integrated environment.

At the launch recently, Dr. Sudhir Ruparelia stressed that the development is more than just bricks and mortar. It is a bold statement of confidence in Uganda’s economic future and its potential for growth. Tower One represents both ambition and innovation, designed not only to host businesses but also to inspire investment and define Kampala’s modern era.
